The area
Alanya is a popular seaside resort in southern Turkey which is 150 km east of Antalya. To the east and west of Alanya are some of the best beaches of Turkey. The Taurus Mountains provide a breathtaking backdrop to the North of Alanya.
In the old part of town, there are many old houses and a small harbour. On the waterfront there are plenty of friendly bars, tea-houses, cafes and restaurants with an excellent international and traditional cuisine.

Alanya has wonderful cultural and historical sights and impressive beaches. The beautiful sandy Cleopatra beach lies to the west of the resort while the fine sandy beaches of Alanya stretch to the east. A good range of water sports are also available in this lovely town. Night life is easy-going and relaxed with a wide choice of night-spots located at the edge of town.

Inspection trips
Inspection trips are 4 days duration. Our staff will pick you up from the airport and take you to your hotel, show you the local area and take you to view properties meeting your criteria. At the end of your stay, they will return you to the airport.
We provide the accommodation and transport for airport transfers, sightseeing and viewings free of charge.

The buying process
During your stay, our staff will explain the buying process in detail, and who can buy property and where. In Turkey different properties are subject to differing laws depending on location.
In Turkey, the formal entry in the property register is not performed by a public notary, but by an official of the Property Registry Department. It is a legal requirement for both the seller and the buyer to be present at the entry.
However, It is possible to authorize another person to stand as your proxy. As a security measure, it is also advisable to authorize the sale through an official notary. The only applicable stipulation concerning the delivery is that it takes place in writing. After the entry and delivery the property register issues a proof of ownership or property deed which is called ‘Tapu’.
Ownership is obtained only when that the building(s), if under construction, has been completed and the full amount has been paid.

Negotiating the Purchase
Having selected your ideal property, you will want to be absolutely certain of the legalities of the process, and particularly your rights, in a foreign country. This is where our staff can and will ensure that impartial and expert assistance is given in guiding you through every step.

• Once the deal has been agreed upon, a contract will be drawn up, confirming the price and dates of transfer.
• We require two passport-sized photographs of the person or persons whose name will be on the property deed (the tapu (title deed), plus a photocopy of your passport.
• We will then go to the tapu Office (Land Registry Office) to make the official tapu application. At this point your deposit is paid to the seller and the tapu is sent off to the City Council, who in turn sends it to the Army Office in Izmir. (In Turkey, it is necessary to acquire permission from the Army Office before the purchase can be completed. This process can take, an average, 5-8 weeks.)

In addition to the purchase price of your property, you are required to pay the following associated charges. Please note that, the Estate Agency Fee is fixed, all other costs are only an approximate guide and could be less than stated. However, you may find them useful when planning your budget.
