airport: GTF 17002 really is a bargain.

France is reckoned to be a pretty healthy place to live - ninth equal with Canada
in the The Economist's life expectancy index - with the population reaching an
average age of 80 years. Many people put the population's longevity - average life
span of 80 years - down to the lifestyle: healthy eating, easy access to outdoor
activities and importantly, good state healthcare. More information about

New instructions have just been received from the owner of
GTF12288 - a further reduction making this property an absolute
bargain at 128,000 euros including agent's fees. The entire house
contents including kitchen appliances are for sale in the price,
so this is a property you could move straight into. The property
has 4 bedrooms and a garage and 3 additional rooms suitable for
workshop or storage under the house. There is a large mature garden
and the property is within an easy drive of Roscoff, Brest and St Malo.
This would make an excellent holiday home or permanent residence.

We are continually trying to add to
our offer, bringing you more excellent properties from
all over France. The latest, which we hope to be adding
to the database shortly, will be properties in Indre.
Indre is an unexploited area, but very pretty, green
with lots of woods and open countryside. La Chatre is
the main town where our colleague is based; a
bustling market town with every amenity you could wish
for, and only about 25 miles from the A20 (free toll
section!) at Chateauroux or Arenton-sur-Creuse.

Why buy French property - especially
now? France is synonymous with all the good
things in life, unique in the world for its individual
sense of style, its gourmet food and wine, rustic
architecture and beautiful landscapes. Little wonder
that for so many years, it has remained such a firm
favourite for those seeking a second home in the
sun.
In what has always been a solid, stable property
market, prices here have escaped the dramatic drop in
value seen in neighbouring countries during the global
recession. After soaring for most of the decade, they
dipped slightly in 2008 but quickly levelled out. Whilst
the devaluation of the pound against the euro may have
put some people off investing in the short term, it is
once again a buyers market in France as we head into
2010 and if you are able to put in an offer, the general
advice is to strike while the iron`s hot. Full

A big apology to those of you who have been trying
to contact us by phone. Because of poor service we've
received from our provider, we've now changed our number
- it's now 01865 522 799. I'm very sorry for the
inconvenience this may have caused.
And the good
news is that we shall shortly have property for sale in
the south of Vienne, around Civray. For those who don't
know Civray, it's a picturesque market town, with a
wonderful basilica, and the river Vienne running through
it. Easily accessible from the N10, about an hour from
Limoges, Poitiers or Angouleme. We'll also be adding
properties in Charente Maritime around St Jean d'Angely.

At last I have details of the profitable French business
I mentioned in my last blog. GTF15437
is now on the website along with several photos. This is
an excellent business, bringing in a substantial income
on a regular basis and offering scope for further
development. It's situated near the centre of a
thriving, picturesque market town in southern Vienne.
The owner is willing to take a part-payment with the
balance paid via a private mortgage. If you're looking
for a lucrative business to step straight into, this
could be it.

I've just returned from a 3 week trip to France,
exploring new areas (to me) and forging new
alliances. I hope to be adding many new properties
to our offer in the very near future. One discovery was
an internet cafe in a lovely market town in Vienne which
I shall describe in more detail at a later date. Suffice
to say it was very useful to me during my visit,
enabling me to keep in touch with clients while away.
This is part of a very profitable business which will be
on the market in the very near future on this website.
For anyone wishing to move to France and take over an
established business, this would be ideal.

Ryanair have announced new routes from Leeds Bradford
airport, including flights to Carcassonne, Montpellier,
Limoges and Nantes. This will be welcome news for
many people searching for French property.
According to the FNAIM, house prices in France
rose slightly in July - up 0.4% - mainly attributed to
the rise in the price of apartments. However, it would
appear that the house price downward trend is evening
out, making it a good time to buy before house prices
start rising again.

I thought last week was busy, but after a whistle-stop
trip to France, I've been even busier. While in France,
I checked out a 'new' part of France - for me, at least.
It's unspoilt, very pretty, and property prices are very
reasonable. As soon as I can offer some properties
there, I'll tell you all about it........ A
property that's attracted a huge amount of attention in
the last couple of weeks is GTF13576
a newly renovated and exceptional manor house, with a
lake and 5000m2 garden in Charente. It's been reduced by
nearly 100,000 euros for a quick sale, and is an
absolute steal at 250,000 euros. If you're looking for a
property suitable for an upmarket B&B, or simply a
superb holiday home, this could be for you. Don't miss
it - at this price it won't be around for
long!

Summer is well on its way, and it's the time of year
when you might be starting to consider a viewing trip to
find your ideal overseas property. Alternatively you
might be going away on holiday, and might find the time
to sneak in a few viewings while you are there.
One of
the common problems people face when searching for that
ideal French property is finding the perfect property
and then realising you haven't given as much thought to
the financial side of the purchase as you should have
done! Why not avoid all of this hassle and stress and
get pre-approved before you leave the UK?
Because
of their knowledge of the French mortgage
market and products, our consultants are able to
carry out a large part of the underwriting process
in-house. This gives our clients a number of
advantages.
They will be able to
give you a 'very good indication* as to how much a
French lender will be prepared to offer you,
providing you with the peace of mind that you can afford
that dream property once you find it.
If you
find yourself in a competitive situation with another
purchaser you will be able to complete the transaction
more quickly than someone who is yet to sort out their
financing options. We can also contact an Estate Agent
on your behalf to confirm your finance is already in
place.
With the
current exchange rate at near historic lows, you will be
confident that should the exchange rate drop further you
are still able to raise the euros to complete your
purchase
If you
are interested in getting pre-approved before you go out
on your viewing trip just contact

The French Federation of Estate Agents
(FNAIM) latest report says that French
property prices in June were 9.25% lower than they were
this time last year. In the Charente and other
areas prices have dropped by as much as
20%. Combined with the improvement in the exchange
rate for British buyers this has brought increased
demand and signs of stabilisation of property
prices. Now is the time to start looking for your
French property. If you're wondering about raising a
mortgage for a property in France, contact

Thoughts on the state of the French property market from
a British perspective......... Well.............
it's moving more than the UK market because French and
other European buyers haven't been affected by the
exchange rate and have been able to take advantage
of the low prices. Many vendors are accepting reduced
asking prices, so it's a great time to find a bargain if
you have the cash to spare. The exchange rate is in
our favour by about 10% compared to Feb/March when
it was almost on a par. 1.16 to the pound today - it has
been up to 1.19 - which is beginning to make French
properties which have been priced competitively look
very attractive. Click for competitive

QROPS: Is it an option for expats living in France?
Recent changes to UK pension legislation means that
many expats can benefit from much greater flexibility at
retirement using Qualifying Recognised Overseas Pension
Schemes or QROPS. Many UK Expatriates are unaware
that changes to pension rules were brought in by the
British Government to allow greater flexibility in
transferring pensions and to remove some restrictions
and regulations. A particular advantage to such a
pension transfer to an overseas pension scheme can
remove the requirement to purchase an Annuity and may
have further tax advantages.

In spite of the
gloomy outlook for Sterling, there are some great
bargains to be had in France as vendors realise that
they have to reduce asking prices if they are serious
about selling their properties. In the Mayenne for
example, prices have dropped considerably over the past
two or three months, with some excellent properties now
much more affordable to UK buyers.
The Mayenne is a
largely agricultural area; a great place for relaxing,
with peaceful green pastures and woodlands, and plenty
of byways for cycling and country walks. There is a wide
range of sporting and leisure facilities; lakes and
rivers for fishing and boating, and the beach is only
about an hour's drive away. The varied
countryside is enriched by a multitude of ancient
buildings and their remains, such as the castles of Mayenne, Ste
Suzanne and Laval.
"Goutez la
Mayenne" - Come and try the Mayenne, say the members
of the association of restaurants, hotels, cafes,
bakeries, charcuteries, cheese-makers, calvados
distillers, cider-makers etc, who aim to provide good
local food and drink, much of it based on the apple.
Many British people
love the climate in this area - not too hot in the
summer; not too cold in the winter and seek to retire
here, or buy a holiday home. House prices here are much
lower generally than further south and prices start from
as little as 50000 euros for a habitable village
property requiring modernisation, while 410000 will buy
a superb restored 3 bedroomed farmhouse with an indoor
and outdoor swimming pool and 2 up-and-running,
income-earning gites. 100000 euros will buy you a
country property to modernise; 140000 euros will buy a
restored 3 bedroomed house with a small house to
restore.
The area is easily
accessible from the UK - even for a weekend - the
western Channel ports of St Malo and Caen, and the
airport at Rennes all being only about an hour's drive.
For those who like to shop or go sightseeing in Paris
the TGV from Laval will get you to Montparnasse, in the
centre of Paris in an hour and a
half.
