At last I have details of the profitable French business I mentioned in my last blog. GTF15437  is now on the website along with several photos. I've just returned from a 3 week trip to France, exploring new areas (to me) and forging new alliances.  I hope to be adding many new properties to our offer in the very near future. One discovery was an internet cafe in a lovely market town in Vienne which I shall describe in more detail at a later date. Suffice to say it was very useful to me during my visit, enabling me to keep in touch with clients while away. This is part of a very profitable business which will be on the market in the very near future on this website. For anyone wishing to move to France and take over an established business, this would be ideal.

Ryanair have announced new routes from Leeds Bradford airport, including flights to Carcassonne, Montpellier, Limoges and Nantes.  This will be welcome news for many people searching for French property. 

According to the FNAIM, house prices in France rose slightly in July - up 0.4% - mainly attributed to the rise in the price of apartments. However, it would appear that the house price downward trend is evening out, making it a good time to buy before house prices start rising again.

I thought last week was busy, but after a whistle-stop trip to France, I've been even busier. While in France, I checked out a 'new' part of France - for me, at least. It's unspoilt, very pretty, and property prices are very reasonable. As soon as I can offer some properties there, I'll tell you all about it........  A property that's attracted a huge amount of attention in the last couple of weeks is GTF13576  a newly renovated and exceptional manor house, with a lake and 5000m2 garden in Charente. The French Federation of Estate Agents (FNAIM) latest report says that French property prices in June were 9.25% lower than they were this time last year. In the Charente and other areas prices have dropped by as much as 20%. Combined with the improvement in the exchange rate for British buyers this has brought increased demand and signs of stabilisation of property prices.  Now is the time to start looking for your French property. Thoughts on the state of the French property market from a British perspective.........
Well............. it's moving more than the UK market because French and other European buyers haven't been affected by the exchange rate and have been able to take advantage of the low prices. Many vendors are accepting reduced asking prices, so it's a great time to find a bargain if you have the cash to spare. The exchange rate is in our favour by  about 10% compared to Feb/March when it was almost on a par. 1.16 to the pound today - it has been up to 1.19 - which is beginning to make French properties which have been priced competitively look very attractive. QROPS: Is it an option for expats living in France?

Recent changes to UK pension legislation means that many expats can benefit from much greater flexibility at retirement using Qualifying Recognised Overseas Pension Schemes or QROPS.
Many UK Expatriates are unaware that changes to pension rules were brought in by the British Government to allow greater flexibility in transferring pensions and to remove some restrictions and regulations. A particular advantage to such a pension transfer to an overseas pension scheme can remove the requirement to purchase an Annuity and may have further tax advantages.

In spite of the gloomy outlook for Sterling, there are some great bargains to be had in France as vendors realise that they have to reduce asking prices if they are serious about selling their properties. In the Mayenne for example, prices have dropped considerably over the past two or three months, with some excellent properties now much more affordable to UK buyers. 

The Mayenne is a largely agricultural area; a great place for relaxing, with peaceful green pastures and woodlands, and plenty of byways for cycling and country walks. There is a wide range of sporting and leisure facilities; lakes and rivers for fishing and boating, and the beach is only about an hour's drive away.  The varied countryside is enriched by a multitude of ancient buildings and their remains, such as the castles of  Mayenne, Ste Suzanne and Laval.

"Goutez la Mayenne" - Come and try the Mayenne, say the members of the association of restaurants, hotels, cafes, bakeries, charcuteries, cheese-makers, calvados distillers, cider-makers etc, who aim to provide good local food and drink, much of it based on the apple.

Many British people love the climate in this area - not too hot in the summer; not too cold in the winter and seek to retire here, or buy a holiday home. House prices here are much lower generally than further south and prices start from as little as 50000 euros for a habitable village property requiring modernisation, while 410000 will buy a superb restored 3 bedroomed farmhouse with an indoor and outdoor swimming pool and 2 up-and-running, income-earning gites. 100000 euros will buy you a country property to modernise; 140000 euros will buy a restored 3 bedroomed house with a small house to restore.

The area is easily accessible from the UK - even for a weekend - the western Channel ports of St Malo and Caen, and the airport at Rennes all being only about an hour's drive. For those who like to shop or go sightseeing in Paris the TGV from Laval will get you to Montparnasse, in the centre of Paris in an hour and a half.
